FREQUENTLY ASKED QUESTIONSQ. Can we get a speeding, or parking ticket in The Waterways?
A. Yes. The Waterways is part of the City of Deerfield Beach, which is patrolled by the Broward County Sheriff's Office; therefore, we are subject to Broward County laws.

Q. Why don't we have speed bumps to slow down the speeders in our community?
A. The City of Deerfield Fire Department has not approved speed bumps in any community for over 10 years. Even though modern fire and rescue equipment is not affected by speed bumps, new applications are still being denied. Recently, however, the Waterways was incorporated into a new BSO zone resulting in more police presence, more speeding tickets, more failure to stop at stop signs tickets, and more parking violations being issued.
Q. If visitor parking is permitted in the Clubhouse parking lots, why are cars being towed from the lots?
A. Any vehicle not moved from any parking lot during any continuous 14-day time frame is subject to be towed. This includes vehicles parked on the street between 2:00 am & 6:00 am daily or any time a vehicle is blocking any driveway, intersection, mailbox or thruway.
Q. Do we have a leash law for pets in the Waterways?
A. Yes, in addition, Broward County requires ALL DOGS MUST BE LEASHED when outside a home or contained area. Animal Control has been patrolling our community. One dog has been picked up and several fines have been issued. Report violations to Animal Control.
Q. Can Boats, Recreation Vehicles and Commercial Vehicles be parked within the Community overnight?
A. No, this is prohibited
Q. Can I make alterations to or put additions on my home?
A. An application requiring specific information for alteration/additions must FIRST be submitted to the Architectural Committee for approval. You will be notified by mail if your plans have been approved.
Q. Can I put a clothesline or clothes dryer outside of my home?
A. No, this is prohibited in our Documents
Q. Are there any restrictions regarding pets?
A. Only Dogs & Cats are allowed in our community. They may not roam or be let loose on your property. Pit Bulls are not permitted.
Q. Can I run my Business from my home?
A. No, Waterways Documents prohibit Commercial Occupation or Activity.
Q. We have a pit bull and want to make sure it is ok to have him here at the waterways.
A. The Waterways is in Broward county and we abide by the broward county law. pit bulls are "not" allowed in the waterways and owners are subject to fines with out warning.
Q. My lawn sprinklers do not seem to be working. What should I do?
A. During the summer months the lawns often look dried. The sprinklers go on at different times but always lat at night around the homes. We are working on the system one subdivision at a time to keep it operational until we rebuild the complete system. If you have any questions or you are sure you sprinklers are not working please call the office.
Q. What is going on with the lake bank project?
A. The lake bank project is on a temporary hold waiting for a Deerfield permit that has been applied for and work will resume soon.
Q. What are our trash days?
A. Regular trash pick ups are on Mondays and Thursdays. Recyclables are also on Thursdays. trash must "not" be placed outside at the curb before 5:00 pm the day before pick up. Empty containers must be removed from sight by 6:00 pm the day of pick up. Bulk pick up is available on Friday for those that call the city of Deerfield before Thursday.
Q. Is the lake bank considered "Community" property?
A. Absolutely not. Home owners that purchased on the water paid a premium for that property. The Home owners association along with the utilizes have an "easement / right a-way" that runs along the lake bank but that property is owned by the home owner. Residents that do not live on the water may enjoy the water and fishing at the clubhouses and at one point on Waterways blvd..
Q. Could we replace the mulch at the playgrounds? It has faded and looks very dirty.
A. The mulch at the 2 playgrounds is not the regular red mulch you see around the community. The mulch used for playgrounds is "Grayish Brown" and is treated to be softer and not to splinter. We have the playgrounds mulched twice as often as the community .
